We are the largest independent distributor of office products in the United States, employing over 1700 people, operating in 11 states and growing!Due to continuous growth, we are seeking to fill a newly created role, the Director of Real Estate & Facilities in BOSTON, MA (Relocation can be offered) who will partner with WB Mason’s CEO to oversee all Real Estate operations for WB Mason. This includes site selection and negotiation on new sites as well as overseeing renewals and day to day management of existing facilities. Directs the activities of third party service providers related to construction and renovation projects for all WB Mason facilities. RESPONSIBILITIES: Partner with the CEO to develop real estate site selection criteria, priorities and strategy that align with company goals and objectives. Initiate site negotiation and deal-making activity. Partner with the CEO to develop and execute overall Landlord negotiation strategies, tactics and action plans. Assist in the negotiation and administration of a wide range of real estate legal documentation and related activity. Review and evaluate investment analyses for prospective sites. Prepare and present site proposals for senior management review and approval. Recommends, approves, and oversees the activities of third party service providers in the management and upkeep of corporate-owned and managed real estate facilities and agreements. Manage all construction projects including construction of new facilities as well as renovations and expansion of existing properties. Interfaces with internal customers to collect, review, and determine applicable business unit requirements including occupancy requirements, forecasts, etc. Ensures full understanding and compliance with all statutory requirements (i.e., zoning, tax issues, etc.) and real estate agreements (i.e., insurance renewals, tax payments, etc.) Minimal travel in the northeast (NY, DC, Boston)

Details: Maintenance Director - ALF SUMMARY Responsible for the maintenance of the building, apartments, equipment, and grounds. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Prepares and implements a preventive maintenance schedule for the building, equipment, and grounds. Performs installations and repairs within area of expertise including, mechanical, electrical, plumbing, carpentry, and painting and in accordance to accepted codes. Arranges for and manages contracted repairs, maintenance, and construction services. Conducts and records routine fire evacuations drills and inspects fire and emergency equipment. Inspects the physical plant, furnishings and equipment on a regular basis identifying needed repairs or improvements and advises the executive director of recommended solutions timely. Monitors building and water temperatures and adjusts to meet regulations and safety codes. Ensures strict adherence to community fire safety and hazardous chemical procedures, promptly address all unsafe conditions or equipment problems. Greets residents, visitors, and staff courteously, respecting individual dignity, rights and confidentiality standards. Performs floor care on an ongoing basis, including carpeting in resident apartments and common areas of the community. Removes trash gathered by housekeepers and caregivers on a daily basis. Ensures that outdoor walking areas and parking lot are clean and in good repair and free of debris. Maintains grounds in a professional, well groomed manner by performing grounds maintenance on a regular basis or working with a landscape company to maintain grounds in an appropriate manner. Assists in lifting and transporting heavy objects, including receiving shipments and furniture. Assists residents in hanging pictures, arranging furniture, or moving, as necessary. Assists and escorts inspectors on tours of the community. Ensures that the department operates within the budget, maintaining records that support supply and labor costs. Responsible for keeps a record of all community tools and equipment and keeping needed maintenance supplies stocked. Coordinates maintenance services with other departments and residents.
